Prior Approval

In most cases, standard permitted development legislation allows for extensions of up to 3m in depth (4m for detached properties) to the rear of an existing terraced or semi-detached house. An extension of up to 6m in depth (8m for detached properties) is possible under Permitted Development legislation, with a Prior Approval application, assessed and granted by Local Authority.

The Homeowner is notified by the Local Authority of any properties which share a boundary with the application property 21 days in advance. If no one makes the representation within the notice period, Local Authority includes the proposal under Permitted Development legislation. It then is subject to the specific regulations and guidelines of that legislation.

 

Property is deemed to fall under Permitted Development legislation, following a Prior Approval application, when an extension is up to 6m (terraced and semi-detached houses) or 8m (detached houses). On such a project, HANZO.Design will give a formal confirmation to the Local Authority when the works should complete.
